Diamante vs Quivira vs Twin Dolphin vs Costa Palmas: Comparing Cabo's Four Mega-Communities

Four Communities, Four Philosophies

Los Cabos has dozens of real estate communities. But four of them operate on a fundamentally different scale — master plans measured in thousands of acres with multiple hotel brands, golf courses, and residential neighborhoods that function as self-contained towns. These are the communities where the most capital is flowing, the most construction is happening, and the most consequential real estate decisions are being made.

I have walked every one of these properties with buyers. I have watched them evolve from concept renderings to working communities. And I can tell you that choosing between them is not about which is "best" — it is about which one matches the way you actually want to live in Cabo.

Which Master Plan Fits You?

I will walk you through all four and narrow it to the one or two that match your lifestyle, budget, and investment goals.

Key Takeaways

  • Diamante (1,500 acres, Pacific Side) is the sports and amenity leader: Tiger Woods-designed Dunes course, Davis Love III El Cardonal course, 10-acre Crystal Lagoon, and host of the WWT Championship. Entry point: ~$700K for a condo. Best for: golf-obsessed buyers who want PGA-caliber play and resort amenity depth.
  • Quivira (1,850 acres, Pacific CSL) is the broadest community with the widest price range: Pueblo Bonito resort infrastructure, Jack Nicklaus Quivira Golf Club, St. Regis coming, Alvar by Immersion. Entry: ~$500K. Best for: buyers who want established resort amenities at multiple price points.
  • Twin Dolphin / Maravilla (1,400 acres, Corridor) is ultra-luxury with the highest entry point: Montage Residences, Fred Couples Signature golf, Santa Maria Bay frontage. Entry: ~$3.7M (Montage 2BR). Best for: UHNW buyers who want top-tier hotel branding and Corridor access.
  • Costa Palmas (1,000 acres, East Cape) is the pioneer play: Four Seasons, Amanvari (Aman), marina with 300+ slips, Robert Trent Jones II golf. Entry: ~$1.5M. Best for: buyers who want seclusion, marine access, and the upside of a transforming coastline.
  • All four are pre-construction and resale environments simultaneously. Each has completed phases you can buy into now and future phases that offer pre-construction pricing. The right choice depends on whether you value established infrastructure or development-stage pricing.

Diamante: The Sports and Amenity Powerhouse

Diamante is what happens when a developer decides to build the most amenity-rich community in Baja and does not stop until it is done. Sitting on 1,500 acres on Cabo San Lucas's Pacific side, Diamante has two championship golf courses — The Dunes by Tiger Woods and El Cardonal by Davis Love III — and a 10-acre Crystal Lagoons saltwater lagoon that functions as a private water park for residents.

The WWT Championship, a PGA Tour event, is played at The Dunes annually — putting Diamante on television globally and driving the kind of brand recognition that no amount of advertising can buy. For golf-focused buyers, Diamante's Tiger Woods-designed course is the headline. But the Crystal Lagoon — with kayaking, paddleboarding, swimming, and a beach club surrounding it — is what converts non-golfers.

Entry pricing starts around $700K for a condo, with villas and homesites pushing into the $2M–$8M range. The buyer profile skews toward sport-oriented families and couples who want resort-level daily activity without leaving the gates.

Quivira: The Broadest Reach

Quivira is the largest master plan at 1,850 acres on the Pacific coast of Cabo San Lucas. It has the widest price range of any mega-community — entry-level condos around $500K and ultra-luxury villas pushing $5M+. The breadth is its strategic advantage: a buyer at $500K and a buyer at $5M can both find a home inside the gates.

The anchor is Pueblo Bonito Resorts, one of Mexico's most established hospitality brands. Pueblo Bonito operates multiple resort properties within Quivira, giving residents access to pools, restaurants, spas, and beach clubs. The Jack Nicklaus-designed Quivira Golf Club is consistently rated among the top courses in Mexico — the oceanfront holes on the Pacific bluffs are the most photographed holes in Baja.

Coming: St. Regis Los Cabos (artist's rendering stage — not yet built) and Alvar by Immersion, a wellness-focused residential community within the Quivira master plan.

I will take you through each community in person — the marketing brochures tell half the story, the walkthrough tells the other half.

Book a Call

Twin Dolphin / Maravilla: Ultra-Luxury Defined

Twin Dolphin is 1,400 acres on the Corridor between Cabo San Lucas and San Jose del Cabo — the most valuable stretch of coastline in Baja. The development includes Montage Los Cabos (52 whole-ownership residences), Maravilla (a 230-owner private community), and the Fred Couples Signature 18-hole golf course.

The entry point tells the story: you are not getting into Twin Dolphin for under $3.7M (a two-bedroom at Montage). Maravilla homesites start at $4.5M. Five-bedroom Montage casas list at $17.9M–$19.95M. This is the ultra-luxury tier — the community for buyers who want the highest-brand hotel affiliation (Montage), the most prime location (Corridor, Santa Maria Bay), and exclusivity measured in how few neighbors you have.

The Twin Dolphin Club membership ties the community together — golf, beach club, fitness, dining — and the Fred Couples course is a private, members-only experience. No public play, no outside tournaments, no tee time lottery.

Costa Palmas: The Pioneer Play

Costa Palmas is 1,000 acres on the Sea of Cortez at the East Cape — geographically and philosophically the furthest from the traditional Los Cabos real estate market. The hotel brands — Four Seasons and Amanvari (Aman) — are arguably the strongest in all of Los Cabos. The Robert Trent Jones II golf course plays along the Cortez coastline. The marina, as detailed in the marina guide, is the East Cape's first.

Costa Palmas is a bet on transformation. You are buying into a coastline that is transitioning from undeveloped to ultra-luxury, with all the upside (and risk) that implies. The nearest town is Los Barriles (population ~5,000). The nearest Costco is an hour away. The nearest international airport (SJD) is 75 minutes. This is not the Corridor's convenience — it is the East Cape's seclusion, with Four Seasons service.

Entry pricing is approximately $1.5M for condos and $3M+ for villas. The Amanvari residences, when fully priced and available, will be the most expensive residential product on the East Cape by a wide margin.

Which One Is Right for You?

  • If you are a golfer first: Diamante. Two championship courses, PGA Tour event, Crystal Lagoon when you are not on the course.
  • If you want the widest price range and established resort infrastructure: Quivira. The broadest community with entry at $500K and room to grow.
  • If you are UHNW and want the top brand on the best stretch of coast: Twin Dolphin. Montage, Corridor location, Santa Maria Bay.
  • If you want seclusion, marine access, and the highest development upside: Costa Palmas. Four Seasons, Aman, marina, and the East Cape's trajectory.

Frequently Asked Questions

What are the four largest master-planned communities in Los Cabos?+

Diamante (1,500 acres, Pacific), Quivira (1,850 acres, Pacific), Twin Dolphin/Maravilla (1,400 acres, Corridor), and Costa Palmas (1,000 acres, East Cape). Together they account for over 5,700 acres of master-planned luxury development with hotel brands including Montage, Four Seasons, Aman, Pueblo Bonito, and St. Regis (planned).

Which Cabo master community has the lowest entry price?+

Quivira has the lowest entry point at approximately $500,000 for a condo, followed by Diamante at approximately $700,000. Costa Palmas entry is approximately $1.5M, and Twin Dolphin/Montage starts at approximately $3.7M for a two-bedroom residence. Quivira's Pueblo Bonito resort infrastructure gives it the widest price range.

Which Cabo community is best for golf?+

Diamante is the golf leader with two championship courses — The Dunes by Tiger Woods Design and El Cardonal by Davis Love III — plus the annual WWT Championship PGA Tour event. Quivira has the Jack Nicklaus-designed Quivira Golf Club with dramatic Pacific oceanfront holes. Twin Dolphin has the Fred Couples Signature private course. Costa Palmas has Robert Trent Jones II.

What is the difference between Twin Dolphin and Maravilla?+

Twin Dolphin is the 1,400-acre master plan on the Corridor. Maravilla is a 230-owner private residential community within Twin Dolphin, alongside the Montage Residences (52 homes) and the Fred Couples golf course. Maravilla homesites start at $4.5M and Twin Dolphin Casitas at $9.55M. All residents access the Twin Dolphin Club amenities.

Is Costa Palmas a good real estate investment?+

Costa Palmas is a development-stage investment in the East Cape's transformation — the combination of Four Seasons, Amanvari (Aman), and a 300+ slip marina is creating a new luxury corridor. East Cape values have risen 15–25% since construction began. The risk: it is 75 minutes from SJD airport and far from established Cabo amenities. The upside: highest brand concentration and the most development runway remaining.
