Writing a Listing Description That Converts

What Not to Write

Here's the listing description I see on 70% of Cabo listings:

"Beautiful 3-bedroom condo in gated community with ocean view, pool, gym. Close to golf and restaurants. Fully furnished. Great rental potential."

This describes 500 listings simultaneously. It tells the buyer nothing they can't see in the photos and gives them no reason to pick this property over the other 499.

What to Write Instead

An effective listing description does three things:

  1. Opens with the one thing that makes this property different. Not "beautiful condo" — every listing says that. Instead: "The only 3-bedroom at Palmilla Cove with unobstructed views of both the Sea of Cortez and the Palmilla golf course from every room."
  2. Sells the lifestyle, not the specs. Square footage and bedroom count are in the data fields. The description should paint the picture: "Wake up to humpback whales breaching off your terrace from December through March. Walk to the beach club in 4 minutes. Tee off on the Ocean Course in 8."
  3. Includes the numbers that matter. Rental history (if positive), HOA amount, recent upgrades with costs, and walkability to key amenities with actual distances.

Write It Twice: English and Spanish
