The Course: What Ernie Els Is Building

I walked the Oleada construction site earlier this year, and the thing that struck me immediately was how little the designers moved the earth. That is the whole point.

Ernie Els Design practices what they call minimalist golf architecture — working with the natural landscape rather than reshaping it. On 860 acres of Pacific coastal terrain, that means the course follows existing sand dunes, rides natural elevation changes, and uses coastal grasses instead of importing ornamental vegetation. The Ernie Els Design portfolio includes similar philosophy courses in South Africa and Southeast Asia, but this is their first Mexico project.

The numbers: 18 holes, 7,336 yards from the tips, par 72. Links-style layout with wide fairways, strategic bunkering (not punitive placement), natural waste areas, and minimal water features. The Pacific wind is the primary defense — and if you have played the Pacific side of Baja in the afternoon, you know that wind is serious.

Why Links Style Matters

Los Cabos has approximately 18 golf courses, and almost all of them are either parkland-style (Querencia, Palmilla) or desert-style (Rancho San Lucas, Club Campestre). Quivira has the most dramatic ocean routing, but it is a cliff course — you play on top of cliffs, not through dunes.

A true links course is different. The ball rolls. The wind dictates shot selection. Greens accept running approaches as readily as aerial ones. If you have played the courses on the Scottish links or Ireland's west coast, you know the feel — and you know it does not exist in Mexico yet. Oleada will be the first real links-style course in Los Cabos, and arguably the first in all of Mexico's beach resort markets.

That distinction matters for two audiences: golfers who want something different from the existing Cabo courses, and real estate buyers who understand that a unique amenity creates a unique value proposition. There is only one links course in Cabo. That scarcity has value.

The 860-Acre Site

Oleada sits on 860 acres of Pacific Ocean-front land, approximately 15 minutes from downtown Cabo San Lucas. The site includes roughly one mile of beach frontage on the Pacific — the same dramatic coastline that defines Quivira and the Pacific side of Rancho San Lucas.

The Pacific side of Los Cabos is where the remaining large-scale development land sits. The Tourist Corridor between Cabo and San Jose is substantially built out — Palmilla, Chileno Bay, Cabo del Sol, Twin Dolphin, Querencia. The East Cape has Costa Palmas and scattered boutique development. But the Pacific side still has acreage for projects at this scale.

From a real estate perspective, Oleada's 860 acres give the developer room for a genuine master-planned community — not a condo tower squeezed onto a small lot. The golf course, residential homesites, resort amenities, and beachfront facilities can all breathe. Density will be low relative to the land area. For buyers who value space and natural environment, the Pacific side delivers what the increasingly dense Corridor cannot.

The Rancho San Lucas Connection

Here is the detail that makes Oleada directly relevant to existing real estate decisions: Rancho San Lucas owners will have discounted access to Oleada Golf Links.

Rancho San Lucas already has the Greg Norman Signature course — a strong layout that plays through desert terrain and ocean views. Adding discounted access to Oleada gives RSL owners a second course: a links-style complement to the Norman design. Two courses, two completely different playing experiences, within a 5-minute drive of each other.

In our golf premium analysis, we estimate that adding a second accessible course to a community's amenity set increases property premiums by 5-8 percentage points. Rancho San Lucas currently sits at an estimated 18% golf premium. With Oleada access factored in, that could climb to 23-26% — meaningful appreciation for current owners and a value creation opportunity for buyers who get in before the effect is fully priced.

The Public Play Window

Here is something that golf travelers need to know: Oleada will be open for public play for approximately the first year after its November 2026 opening. After that, it transitions to resort-private — meaning access will be limited to community residents, resort guests, and club members.

If you want to play Oleada as a visitor — to test the course, to experience the links style, or to evaluate the community before buying — that first-year window is your opportunity. Preview play has been available since July 2026 for select groups, and the full opening in November will make it broadly accessible.

I would plan a trip for January-April 2027 if golf is a priority. The Pacific side plays best in winter and spring when the wind is manageable and the weather is ideal. By late 2027 or early 2028, public access will likely close, and you will need a property, a resort booking, or a membership to play.

How Oleada Changes the Cabo Golf Landscape

Los Cabos already has world-class golf. What Oleada adds is something it did not have: a genuine links experience. Here is where it fits in the competitive landscape:

Every other course in that table is either parkland, desert, or cliff. Oleada is the only pure links design. For the golf purist — the player who has done Scotland, Ireland, Australia's sand belt — Oleada fills a gap that did not have an option before. That uniqueness is a competitive moat, and it is a selling point for the surrounding real estate.

About Ernie Els Design

Ernie Els won four major championships (two US Opens, two Open Championships) and has been involved in golf course design through Ernie Els Design since 2000. The firm's philosophy centers on integrating courses into existing landscapes rather than imposing designs on them — a philosophy influenced by the classic links courses of the British Isles and the sand belt courses of Melbourne, Australia.

Notable Ernie Els Design courses include Anahita in Mauritius, The Els Club in Malaysia and Dubai, and Wentworth's South Course renovation in England. The firm has not been as prolific as Nicklaus Design or Fazio, which means the brand carries an element of scarcity. There are fewer than 30 Ernie Els courses worldwide, compared to 300+ Nicklaus courses. For collectors of golf experiences, that exclusivity has appeal.

The Baja project is significant for Ernie Els Design because it puts them in the Los Cabos market alongside Fazio, Nicklaus, Tiger Woods, Norman, and Love III. It is a competitive roster. Els needs to deliver a course that stands alongside that company — and based on what I saw on the construction walk, the terrain gives him the raw material to do it.

Real Estate Implications

For the broader Los Cabos real estate market, Oleada has three implications:

1. Pacific Side Momentum

Oleada adds another anchor to the Pacific side of Los Cabos. Combined with Quivira, Rancho San Lucas, and the emerging communities near Cerritos Beach, the Pacific side is building a critical mass of amenities and community infrastructure that it lacked five years ago. The Corridor's dominance is still intact, but the Pacific side is now a legitimate alternative for buyers who want space, natural beauty, and lower density.

2. Total Course Count Grows

Oleada brings the Los Cabos course count to approximately 19 — still a fraction of a market like the Coachella Valley (100+ courses) but significant for a Mexican beach resort destination. Each new course expands the total golf tourist and golf buyer pool. Golf travel publications will cover the opening, driving awareness among a buyer demographic that overlaps heavily with the luxury second-home market.

3. Rancho San Lucas Becomes a Two-Course Community

This is the most actionable implication. Rancho San Lucas is currently priced as an 18-hole community. With Oleada access, it functions as a 36-hole community — the Norman desert course plus the Els links course. That repositions RSL in the competitive set alongside Diamante (36 holes) and Cabo del Sol (36 holes), communities that command 22-28% premiums versus RSL's current 18%.

If you are evaluating Rancho San Lucas, the Oleada opening is a catalyst. Properties purchased before the premium adjusts capture the value creation. Properties purchased after the market reprices capture less upside. Timing matters.

What I Saw on the Construction Walk

I walked the Oleada site earlier this year, and a few things stood out that you will not get from press releases or renderings.

First, the elevation changes are real. This is not a flat links course like you find in Scotland. The site rises and falls with the natural dune and ridge system, giving holes distinct personalities. Several holes sit 50-80 feet above the Pacific, which means you are hitting into wind that you cannot feel until the ball is in the air. That is authentic links golf — the course plays differently depending on wind direction, and the afternoon onshore breeze off the Pacific will be the primary course defense.

Second, the beach frontage is legitimate. One mile of Pacific coastline is substantial — comparable to what Quivira has, and more than most Corridor communities. The beach is not swimmable (Pacific side currents are strong), but the visual impact is significant. Walking the course will feel like walking along the ocean, not near it.

Third, the minimalist philosophy is visible in the construction. There are no massive retaining walls, no imported boulders, no artificial water features. The bunkers follow natural sand formations. The fairways contour with the land rather than flattening it. For someone who has played manufactured resort courses around the world, the restraint is refreshing — and it is true to what Ernie Els Design does in their best work.

One honest caveat: construction sites always look rougher than the finished product, and grading is still underway on several holes. The final product will be more polished than what I walked. But the bones are strong, and the routing takes advantage of the terrain in ways that will age well.

Golfers who want something new. If you have played Querencia, Palmilla, Diamante, and Quivira — the Cabo greatest hits — Oleada offers a genuinely different experience. Links golf does not exist in this market yet. The first-year public play window is your chance to try it without buying in.

Rancho San Lucas owners and prospects. The cross-access arrangement is a tangible value add. If you own at RSL or are considering it, Oleada's opening strengthens your investment thesis.
