Renting Before Buying in Los Cabos: The Smart Trial Run

Here is something I tell every buyer who contacts me for the first time: rent first. I know you just had an incredible vacation, the sunset was perfect, you found a condo listing that seems like destiny, and you want to wire the deposit. I get it. But a vacation is a highlight reel. Living somewhere is the full show — and the parts that do not make Instagram are the parts that determine whether you love your purchase or regret it.

Key Takeaways

  • • A 1-3 month trial rental costs $3K-$15K — the cost of avoiding a $50K-$100K mistake
  • • Rent in 2-3 different neighborhoods to compare daily life, not vacation life
  • • Test the unglamorous: groceries, internet, commute, water, noise, cell service
  • • Try both high season (Nov-Apr) and shoulder season to experience both realities
  • • Use the rental period to tour properties, meet agents, and build your local network

Why Rent First

I have watched buyers make the same mistake dozens of times. They vacation in Cabo San Lucas, love the energy, buy a condo near Medano Beach — and discover six months later that they actually want the quiet of San Jose del Cabo. Or they buy on the Corridor because the views are breathtaking, then realize the 40-minute drive to restaurants and groceries every day wears thin fast. Or they buy on the Pacific side for the sunset, then miss having a swimmable beach.

A rental trial surfaces all of this for a fraction of the cost of a bad purchase. The math is brutal: buying in the wrong community and reselling costs you 4-6% in closing costs to buy, 5-8% in closing costs plus capital gains tax to sell, agent commissions, and potentially months of carrying costs while the property sits on the market. On a $700K condo, that is $50,000-$100,000 in avoidable losses.

A three-month rental in Los Cabos costs $5,000-$15,000. That is the cheapest insurance you will ever buy.

What to Test During Your Trial

Forget the sunsets. You already know those are good. Here is what you should actually be evaluating:

Daily Logistics

  • Grocery shopping: How far is Costco? What about La Comer, City Club, or the local mercado? How often do they run out of things you need?
  • Commute: If you plan to spend time downtown, how long is the drive from your neighborhood during rush hour? The Corridor can crawl during peak season
  • Internet: Test the speed and reliability at your rental — especially if you are working remotely. Some areas have excellent fiber; others rely on Starlink or spotty DSL
  • Water: Pressure, quality, and whether the building has its own cistern. Some developments run their own desalination; others depend on municipal supply
  • Cell service: Coverage varies dramatically across Los Cabos. Test yours at the rental, at nearby restaurants, and on the highway between communities

Social and Community Life

  • Are there people you connect with? Expat communities differ dramatically between areas — San Jose has a quieter, arts-focused crowd; downtown Cabo has a younger, party-adjacent scene; Todos Santos attracts creative types
  • Walk to restaurants on a Tuesday night, not just a Saturday. How alive is the neighborhood midweek?
  • Talk to current homeowners in the communities you are considering. Ask what surprised them after purchase

Environment

  • Noise: Construction noise in rapidly developing areas (Pacific side, parts of the Corridor) can be significant. Visit at 7 AM, not just sunset
  • Heat: If your trial spans June through September, you will experience Cabo at its hottest (95°F+). If you cannot handle that, factor air conditioning costs into your ownership budget
  • Wind: The Pacific side can be windy, especially February through April. Some people love it; some find it drives them indoors

Where to Rent for a Trial

My standard advice is to rent in two or three different areas across your trial period:

  • Month 1 — San Jose del Cabo or Fonatur: Walkable, quiet, authentic. Test the art walk, the local markets, the downtown restaurant scene. This is where the cultural life of Los Cabos lives
  • Month 2 — Corridor or Pacific side: Test the resort-community experience. See how it feels to live 20-30 minutes from town, to rely on your car for everything, to have resort amenities but no corner store
  • Month 3 — Cabo San Lucas proper: Test the energy, the nightlife proximity, the marina, Medano Beach. Some people thrive on it; some feel suffocated by it

For a quieter, more independent alternative, try a month in Todos Santos or El Pescadero. The Pacific side north of Cabo is a completely different experience from the resort areas.

What It Costs

  • Basic apartment (Fonatur, SJD): $1,200-$2,000/month
  • Furnished condo (gated community): $3,000-$5,000/month
  • Corridor/Pacific luxury: $4,000-$10,000+/month

Long-term rates (3+ months) typically run 30-50% below nightly vacation rental pricing. Negotiate. Landlords prefer a three-month guaranteed tenant over booking-by-booking uncertainty, especially during shoulder season.

When You Know You Are Ready to Buy

You are ready to buy when:

  1. You can name your preferred neighborhood without hesitation
  2. You know the daily commute patterns and are comfortable with them
  3. You have tested the infrastructure that matters to your lifestyle (internet, water, groceries, healthcare)
  4. You have toured properties in person and have a realistic sense of what your budget buys
  5. You have met at least one agent you trust and understand the agent landscape

You are not ready if you have only visited during high season, only toured in one neighborhood, or if your primary motivation is FOMO because a friend just bought. Cabo will be here next month. The right property will appear. The wrong purchase will haunt you for years.

Frequently Asked Questions

How long should I rent before buying in Cabo?+

A minimum of one month, ideally two to three months spanning different seasons. One month lets you experience the daily rhythm — grocery shopping, commuting, dealing with utilities, eating out on weeknights. Two to three months lets you compare high season vs shoulder season, test the summer heat, and tour properties without pressure.

How much does a long-term rental cost in Los Cabos?+

Monthly rentals in Los Cabos range from $1,200-$2,000 for a basic apartment in Fonatur or San Jose to $3,000-$5,000 for a furnished two-bedroom condo in a gated community. Corridor and Pacific-side properties run $4,000-$10,000+ per month depending on amenities and location. Long-term rates (3+ months) are typically 30-50% below nightly vacation rental pricing.

Can I rent in different Cabo neighborhoods during my trial?+

Yes, and you should. Rent in two or three different areas to compare — a month in San Jose del Cabo, then a month on the Corridor, then a month on the Pacific side. Each area has a distinct personality, commute pattern, dining scene, and noise level. What you love on vacation may not be where you want to live.

What should I test during a trial rental in Cabo?+

Test the mundane: grocery shopping at Costco vs Mega vs local markets, internet speed and reliability for remote work, noise levels during peak tourist season, the daily commute to wherever you plan to spend time, water pressure and quality, cell service in your area, walkability to restaurants and services, and the social scene — are there people you connect with?

Will renting first save me money?+

Almost certainly. The cost of a 3-month rental ($5K-$15K total) is trivial compared to the cost of buying in the wrong community and reselling: 4-6% closing costs to buy, 5-8% closing costs plus capital gains tax to sell, agent commissions, and months on the market. A $15K rental can save you $50K-$100K in avoidable transaction costs.
